We believe that one of the most effective ways to address the growing demand for housing is not necessarily to expand cities further outward, but to make better use of the land, buildings and infrastructure that already exist within Cape Town's established neighbourhoods.

Our developments are designed to create places where people can live with dignity, stability and a sense of belonging. Whether through the redevelopment of a distressed property, the transformation of a vacant site or the upgrading of an existing residential asset, our objective remains the same: creating housing opportunities that improve lives while strengthening communities.

From Underutilised Property to Productive Housing

    Many properties contain unrealised potential.

Vacant land, oversized residential erven, neglected buildings, underused commercial sites and distressed properties can often be repositioned to meet growing housing demand while contributing positively to their surrounding communities.

Space2Build specialises in identifying these opportunities and evaluating how they can be transformed into viable housing developments. Our work may involve:

  • Affordable rental housing developments
  • Small-scale apartment projects
  • Property rehabilitation and upgrading
  • Additional rental units on existing properties
  • Mixed-use redevelopment opportunities
  • Development partnerships with landowners
  • Feasibility studies and project packaging
  • Long-term property and tenant management
  • Every opportunity is assessed in relation to planning requirements, infrastructure capacity, financial viability, community impact and long-term sustainability.

Cape Town's future growth depends largely on how effectively existing urban land is used.

    Urban Infill and Neighbourhood Renewal

Many established neighbourhoods already benefit from roads, public transport networks, schools, healthcare facilities, retail centres and community infrastructure. Yet significant portions of land and property within these areas remain underutilised or underperforming.

Reduce travel distances between homes and workplaces

    Improve access to public transport

    Support local economic activity

    Strengthen existing neighbourhoods

    Funding schools...

    Our Vision

Our long-term vision is to become a trusted participant in the delivery of affordable and missing-middle housing throughout Cape Town.

We believe that every vacant site, underutilised property and redevelopment opportunity has the potential to contribute to a more inclusive city.

By combining thoughtful planning, responsible development and professional management, Space2Build seeks to create better use of limited urban space so that more people can access secure, affordable and well-located places to live.

    A Commitment to Responsible Development

Space2Build supports lawful, transparent and responsible development practices.

We work within the framework established by South Africa's planning, housing and building legislation and support development that contributes positively to the built environment.

All development opportunities are subject to planning approvals, environmental considerations, engineering assessments, financial feasibility and applicable regulatory processes.

    About the Founder

    Danilo Hendricks

    Founder & Development Lead, Space2Build

Danilo Hendricks is a Cape Town–based small-scale property developer, public-sector manager and knowledge and information management professional. He brings more than 15 years of experience in electronic records management, digital systems, training, project coordination, stakeholder engagement and financial administration.

In his professional role as an Assistant Director within the Western Cape Government, Danilo manages enterprise content management training and supports the implementation of compliant digital information systems. His work includes developing policies and standard operating procedures, coordinating projects, managing budgets, monitoring performance and helping government employees adopt effective records and knowledge-management practices.

Danilo holds a Postgraduate Diploma in Knowledge and Information System Management from Stellenbosch University, a B-Tech Degree in Public Management from the Cape Peninsula University of Technology, and formal training in records management. In 2026, he also completed the Small-Scale Developer Programme presented through the Development Action Group's Contractor & Developer Academy, strengthening his practical knowledge of site analysis, planning, design, construction management, property finance and property management.

Through Space2Build, Danilo is applying this combination of public management, information governance and property-development training to the delivery of affordable rental housing in Cape Town's established communities and urban infill areas.

His approach focuses on identifying underused land and existing properties that can be developed or upgraded into safe, dignified and well-managed rental homes. Particular attention is given to working households who earn too much to qualify for traditional housing assistance but remain unable to access much of Cape Town's formal housing market.

Danilo's strength lies in turning complex information, policies and development requirements into structured and achievable projects. He brings a disciplined approach to planning, financial feasibility, compliance, stakeholder coordination and long-term property management.

His vision for Space2Build is to demonstrate that small-scale development can be both financially sustainable and socially meaningful — creating quality homes, strengthening existing neighbourhoods and helping more Cape Town households live closer to transport, employment and opportunity.

"Space2Build is about using the space already available in our communities to create better housing opportunities and bigger futures."
